Telangana Revises Land Market Values Across State With New Rates Effective From Friday
The Telangana government has increased market values for land, plots and apartments across the state, raising registration costs while aiming to boost revenue through updated property rates.

Property buyers in Telangana will soon face higher registration expenses after the state government approved a revision of market values for agricultural land, residential plots and apartments. The revised rates are scheduled to come into effect from Friday.
Officials said the updated valuation framework has been prepared after considering factors such as growing infrastructure, expansion of road networks, industrial development and rising demand in the real estate sector. Developments around the Outer Ring Road, Regional Ring Road and emerging growth corridors were also taken into account while determining the new rates.
The revised market values are expected to generate significant additional revenue for the state government. According to official estimates, the increase could contribute nearly Rs 1,200 crore in additional collections through registration related charges and duties.
Under the new structure, the minimum value of agricultural land in the state has been fixed at Rs 2.75 lakh per acre. Within the Greater Hyderabad region, the minimum agricultural land value has been set at Rs 15 lakh per acre.
Among all locations, Khajaguda has recorded the highest valuation, with land prices reaching Rs 30 crore per acre. The figure reflects the area’s growing prominence as a major real estate destination near Hyderabad.
The government has also revised minimum plot values across different categories of urban and rural areas. In rural regions, the minimum value has been fixed at Rs 600 per square yard. Municipal areas will have a minimum value of Rs 1,000 per square yard, while corporation limits will see rates starting from Rs 1,500 per square yard.
For areas falling under the jurisdiction of the Hyderabad Metropolitan Development Authority, the minimum market value has been set at Rs 2,000 per square yard. These revised rates will directly impact stamp duty and registration charges, increasing the overall cost of property transactions.
The updated market values are expected to be published on the registrations department portal, providing property owners, buyers and developers with detailed information on the revised rates applicable across different regions of Telangana.
