Kokapet Land Auction: Kokapet Land Auction Draws Weak Response as Bid Falls to Rs 120 Crore
HMDA received just one bid for a 4.59 acre Kokapet plot, which sold at its Rs 120 crore reserve price, below the Rs 136 crore bid recorded earlier.

Kokapet Land Auction: The latest land auction in Kokapet has produced a mixed result for the Hyderabad Metropolitan Development Authority, with one of its larger plots receiving almost no competition.
A 4.59 acre plot in the Neopolis area of Kokapet was sold for Rs 120 crore per acre after only one bidder participated in the online auction held on Wednesday. The transaction is expected to bring around Rs 550.8 crore to the government.
The result was notably lower than the price recorded for the same property in an earlier auction. The plot had previously attracted a bid of Rs 136 crore per acre. However, the successful bidder failed to make the required payment within the stipulated period, leading to the cancellation of the transaction.
HMDA subsequently put the property up for auction again. This time, there was no bidding battle. With only one bid submitted, the plot was awarded at the reserve price of Rs 120 crore per acre.
The weak response has attracted attention because Kokapet has emerged as one of the most expensive and closely watched real estate markets in Hyderabad. The Neopolis area, in particular, has seen major development activity in recent years.
The picture was quite different at another HMDA auction nearby. A 0.70 acre plot at Golden Mile Site 1 received strong competition from bidders. HMDA had fixed the reserve price at Rs 70 crore per acre for the property located in Survey Number 109.
As bidding progressed, the highest offer reached Rs 115 crore per acre. That was substantially above the reserve price and showed that buyers were still willing to pay a premium for select properties in the area.
The contrasting results from the two auctions have raised questions about how investors are currently evaluating large parcels of land in western Hyderabad. While the smaller Golden Mile property generated considerable interest, the much larger Neopolis plot struggled to attract multiple bidders.
Both locations benefit from their connectivity to key parts of the city. The properties have access to the Outer Ring Road and are relatively close to the Financial District, Gachibowli and HITEC City.
Kokapet has steadily developed into a major commercial and residential destination as western Hyderabad expands. Its location and infrastructure have helped drive demand for premium land, although the latest auction suggests that buyer interest can vary significantly depending on the size, price and specific location of a property.
